Openhouse — terms of delivery

Who we are, and what happens if this goes wrong.

You were sent a finished website you did not order, with a price on it. That is an unusual way to be approached, and it is fair to want the whole arrangement written down before you type a card number. Here it is, on one page, in the order the questions come.

§ 01 — what you pay, and what it buys

From $59 a month. Or $599 once. Same site.

Two ways to pay for one thing. The site is identical either way — the same pages, the same eight things listed further down, live the same day. What differs is how the money leaves your account, and what happens if you stop. Both plans give you 14 days to change your mind, refunded in full — § 03 below. Here is each one, in full.

Plan A — monthly

£49 a month for UK businesses, charged in pounds.

You pay for the month ahead, and it renews on its own until you stop it. The monthly plan exists so that the price is not the reason you never see your site live.

  • It renews on its ownThe card is charged once a month, automatically, for as long as the plan runs. That is what keeps the site published and the hosting paid, and it continues until you tell us to stop.
  • Cancel any timeOne email to contact@openhousesites.com saying you want to stop. No form, no phone call, no notice period and no reason to give. Your message is logged the moment it reaches us, with its date and time, and we send that date back to you in writing — that is your record of it. We stop the billing the day we read it. A person does that, not a button, so a message sent late on a Saturday is stopped on the Monday. And if a payment is taken after the date on your cancellation, we refund it in full: that one is ours to fix, not yours to chase.
  • The site stays up until the end of the period you have paid forCancelling does not cut it off that afternoon. You keep the month you have already paid, in full. The site is taken down when that period ends — never on the day you cancel, and never early.
  • Then it comes down, and nothing is deletedAt the end of that period the site goes offline and we email you to say so. Every page, photo and word is kept exactly as it was: start the plan again and the same site comes back on its own, usually within the hour, with nothing to rebuild and nothing for you to retype. If we registered a domain for you it stays registered in your name, and it is yours to point anywhere.
  • Nothing is charged after thatNo final month, no exit fee, no charge that appears later. The card is not billed again once the plan is cancelled.

Plan B — one payment

£499 once for UK businesses, charged in pounds.

You pay once, at activation, and the site goes live. There is no second invoice and there is nothing to cancel.

  • One payment, and that is the whole of itIt is not a deposit, not a first month, not a starting price. You pay once, at activation, and the site goes live. There is no second invoice.
  • Nothing recurring is set upPaying once creates no subscription against your card. There is no monthly line to find on a statement months from now, and nothing you have to remember to cancel.
  • Hosting and SSL, 12 monthsCounted from the day the site is activated. No monthly fee in that first year. Nothing to cancel and nothing to forget.
  • A site paid for outright is not switched offNothing in our systems takes it down for non-payment: there is no plan to lapse, so the site cannot go offline because a renewal was missed. Within those 12 months it stays published.
  • After the 12 monthsHosting has to be renewed. We send you the renewal price before the year is up and you decide then. Nothing renews on its own and nothing is charged to your card silently — a renewal only happens if you say yes and pay it.
Paying once is cheaper, and we would rather say so.

Twelve months of the monthly plan is $708. Paying once is $599 — $109 less over a year, with nothing left to cancel. In pounds, £588 against £499. The arithmetic is there to be checked, and it is why both prices are on the same page.

14 days to change your mind — full refund, no reason required.

On both plans. If you are on the monthly plan the 14 days run from your first payment, and that first payment is what comes back, in the currency you paid it. The whole procedure is § 03 below.

Included on both plans

The same eight things whichever way you pay. Nothing is held back for a higher tier, because there is no higher tier.

  • The finished siteThe site exactly as you previewed it. Same pages, same words, same layout — nothing is held back for a higher tier.
  • Your content, your tradeYour services, your hours, your area served, and the pages your trade actually needs. Written, not left as placeholder text.
  • Mobile layoutEvery page composed narrow-screen first, because that is the screen your customers are holding.
  • A working contact formMessages from the form arrive in your email inbox. There is no dashboard to log into and no app to install.
  • SEO setupPage titles, meta descriptions and structured data, so search engines read what you do, where you are and when you are open.
  • Your domain, connectedWe connect a domain you already own. If you do not own one, we register one for you — in your name, and it is yours.
  • Hosting and SSLIncluded on both plans: twelve months of it if you pay once, counted from the day the site is activated — and for as long as the plan runs if you pay monthly.
  • One round of revisionsAfter activation, send your changes in one go — words, photos, sections, the order of the whole thing — and we make them.

Not included on either plan

  • EcommerceNo shopping cart, no online payments, no product catalogue. The site does not sell things for you.
  • Booking systemsWe can link to a booking tool you already use. We do not build one and we do not integrate one.
  • Ongoing content writingAfter your revision round, new pages, articles and seasonal copy are separate work, quoted separately.

Payment is taken by card, through Stripe. The charge itself is taken by Sparkles Corp, the company that holds our payment account, so that is the name you will see on your statement rather than Openhouse. We say it here, before you pay, rather than let it surprise you afterwards.

§ 02 — how the preview works

Nobody can see it but you.

We built your site from information your business published itself — your listing, your hours, your services, the things your customers already find when they look you up. Then we put it behind a code and sent you the code.

  • The code is privateYour access code opens one link, and that link is only in the email we sent you. It is not guessable and it is not listed anywhere.
  • Not indexedThe preview is blocked from search engines. It does not appear in results, it is not linked from this site, and it is not published anywhere.
  • Say no and nothing happensIf you never activate, the site is never published and you are never charged. There is no invoice for work you did not ask for.
  • Deleted after 90 daysA preview that has not been activated is deleted 90 days after we sent it. The site goes, and so does what we gathered to build it.

§ 03 — refunds

Change your mind within 14 days of paying and you get all of it back — the whole $599 if you paid once, the whole of your first month if you are on the monthly plan.

You do not have to give a reason. There is no form, no phone call, no retention offer and no questions about what went wrong. One email to contact@openhousesites.com with the word refund is enough, and we start it the same day we read it.

The money goes back to the card that paid it. Stripe handles the return and it typically lands in 5 to 10 business days, depending on your bank.

The site comes down and you owe nothing further. If we registered a domain for you, it stays registered in your name.

All of this applies to the monthly plan as well: 14 days from your first payment, the $59 — or £49 — returned in full, the same email, the same day. Cancelling later is not a refund and works differently: the site stays up until the end of the month you have paid for, then comes down, and nothing further is charged. That rule is written out in § 01.

§ 04 — your content and your site

You own the words, the pages, the domain and the site itself.

  • You own it outrightFrom the moment you activate, on either plan: the words, the pages, the files and the domain are yours. Not a licence, and nothing here holds your own address hostage — on either plan.
  • What the monthly plan pays forPublishing and hosting, month by month — not ownership. Stop paying and the site comes offline, on the terms in § 01; what we built stays yours all the same, the files on request and the domain in your name.
  • Leaving is a file transferAsk and we hand over the files — pages, styles, images — in one archive, by email. Take them to any host or any developer you like.
  • We do not resell your contentYour words, your photos and your business information are used to build your site and nothing else. They are not sold and not reused for anyone else.
  • We do not lock the domainYour domain is registered in your name. You can move it whenever you want and you do not need our permission to do it.

§ 05 — privacy

Three things are held. Here they are.

No cookie banner theatre and no forty-page policy. This is the complete list of what Openhouse keeps about a business, and underneath it, what happens to everything else.

  • Public business informationYour business name, trade, address, hours, phone number and services — as published by you on the open web. Held to build the preview.
  • The email address you giveThe address entered at activation. Used to send you the site, your receipt, and answers when you write to us.
  • Anonymous page countsHow many times the preview was opened, and when. No names, no tracking across other websites, no advertising profiles. Held so we know whether the site was looked at.
  • Card details — never heldPayment is handled by Stripe. Card numbers go to Stripe and never touch Openhouse. We cannot see them, and we do not store them.
  • Never sold, never sharedYour data is not sold, not rented and not passed to third parties for their own use.
  • Ask and it is goneWrite to contact@openhousesites.com for a copy of everything we hold about your business, or to have it deleted. Deletion is permanent and we do it on request.

§ 06 — how we contact businesses

We only write to you once your site exists.

Most cold email costs the sender nothing, which is exactly why there is so much of it. Ours costs us a finished website before a single line is sent. That is the whole discipline, and it decides everything below.

  • The work comes firstWe email a business only when its site is already built and finished. No campaign goes out ahead of the work, so nobody is written to speculatively.
  • Published business addresses onlyWe write to the address a business published itself, for business enquiries. We have never bought a list and we do not contact personal addresses.
  • Ignored means finishedOpen the preview and say nothing and you get one follow-up, never two. Read the email and leave it there and there is no second one at all.
  • Silence we caused is not silence you choseWhere we can establish an email never reached you — a spam filter took it, the address bounced — we may write once more, from an address that works, saying something new. It is a first contact, and it is written as one: we never claim you saw something you did not.

Reply with the single word “no” and your record is deleted — permanently, and immediately.

The site we built is deleted with it. There is no unsubscribe funnel, no “are you sure”, no follow-up, and no second campaign in six months. One word ends it for good.

If a site was built for a business that would rather not have been contacted at all, that is a cost we carry, not something we ask them to argue about. The delete is unconditional and it does not require a reason.

We write to UK companies under PECR reg. 22, which permits business-to-business email to a corporate subscriber. We identify ourselves in every message, we write only to an address the company publishes itself, and one word back — “no” — deletes the record and the site we built, permanently and without argument.

Not published yet. A postal address is required in commercial email to recipients in the United States and Canada; until one is listed here, no commercial email is sent from us to either.
